Operator Freedom
No fixed bed count or clinical programme is being imposed. The operator can define target patients, specialties, capacity and the balance between inpatient, day-care, outpatient and diagnostic services.
Project Portfolio - Riffa, Kingdom of Bahrain
An operator-led opportunity to assess and potentially convert a substantially constructed multi-storey property into a private hospital serving Bahrain's healthcare market.
Opportunity at a Glance
The owner is seeking an experienced hospital operator to determine the appropriate clinical model, capacity, specialty mix and operating structure, and is also seeking a financing solution for conversion, fit-out, equipment and working capital.
Location and Property
The property is located in the Tameer Commercial District, Hajeyyat, Riffa, with direct access from National Charter Road, formerly Al Estiqlal Highway, and surrounding roads.
Architectural documentation prepared by Bahrain Engineering Bureau describes a 12-storey showroom and office development comprising a basement, ground floor, mezzanine, four covered parking levels, five upper office levels, an amenity floor and roof-level technical areas.
The five upper floors are intended to be evaluated and reconfigured for clinical use. The approximately 400 m² amenity floor may offer additional common or support-space potential, subject to operator assessment, healthcare design and regulatory approval.
Existing Building Configuration
| Level | Existing configuration |
|---|---|
| Basement | Parking, pump room, meter room, telephone room, water tank room, general store and service areas. |
| Ground floor | Lobby and reception, shops or showrooms, security, EDD substation and vehicle-access ramps. |
| Mezzanine | Additional shop and service areas. |
| Floors 1-4 | Four dedicated covered parking levels connected by ramps. |
| Floors 5-9 | Five upper floors presently configured as offices and intended for operator-led clinical conversion. |
| 10th floor | Amenity and common-facility floor of approximately 400 m². |
| Roof areas | Technical terrace, lift machine room and mechanical and pressurisation equipment. |
Development Advantages
No fixed bed count or clinical programme is being imposed. The operator can define target patients, specialties, capacity and the balance between inpatient, day-care, outpatient and diagnostic services.
The property includes extensive parking, vertical circulation, an electrical substation and fire and life-safety infrastructure that can form a basis for conversion assessment.
Management, branding, long-term lease, strategic investment and joint-venture structures can be considered depending on the selected operator and financing strategy.
The Riffa location has direct access from a major road corridor and surrounding roads, supporting patient, visitor, employee and service access.
The drawings indicate at least 61 spaces across the basement and four dedicated covered parking floors, subject to final schedule confirmation.
A General Hospital licence was previously issued for Etihad Hospital, demonstrating an earlier NHRA licensing process, although this licence has expired and must not be treated as current.
Technical Starting Point
The drawings identify three lifts, including a fireman lift, together with two stair cores and central corridors on the upper floors. The ground-floor documentation shows an EDD substation with a 1,500 kVA transformer.
Sprinkler coverage, fire-alarm arrangements, car-park ventilation, smoke extraction and stair and lobby pressurisation systems are shown in the documentation. These installations provide a valuable starting point but require assessment against current Bahrain healthcare, fire, accessibility, infection-control and hospital-engineering standards.
Hospital-specific HVAC, medical gases, emergency power, nurse call, ICT, sterile services, clinical waste handling and specialist equipment requirements must be defined through the operator-led design process.
Potential Commercial Structures
A long-term hospital-management agreement with project financing arranged separately.
An operating agreement combined with the operator's brand, systems and licensing framework.
Operator participation as a strategic shareholder in the hospital project SPV.
A structure combining the property owner, hospital operator and a financial investor.
A long-term lease or operating model, subject to commercial and regulatory feasibility.
An operator-led clinical solution combined with external equity, debt or blended project financing.

Invitation to Qualified Operators
International and GCC hospital operators with experience in private healthcare, hospital commissioning or third-party hospital management are invited to indicate preliminary interest. Strategic or financial participation is welcome but is not a prerequisite where external financing can be arranged.
Following an expression of interest and appropriate confidentiality arrangements, detailed architectural information and supporting project documents can be made available for preliminary assessment.
